Mr. Plush has specialized exclusively in the valuation of healthcare and senior housing properties, as well as other specialized medical facilities, for over 35 years. During this time, he founded Gulf/Atlantic Valuation Services, which was sold to PriceWaterhouseCoopers (PwC) where he was the National Director of Healthcare Valuation. Following a spin off from PwC he formed HealthTrust, LLC. HealthTrust was sold to Care Capital Properties (CCP), which merged with Sabra, both Healthcare REIT’s. Subsequently the platform was repurchased by the current Partners of HealthTrust and Mr. Plush is President and CEO.
During his tenure in the industry Mr. Plush attained the MAI Designation from the Appraisal Institute. Mr. Plush has presented countless times on healthcare and senior housing valuation as well as market trends. Notable industry accomplishments include a seat on the Executive Board of American Seniors Housing Association (ASHA), serving as an expert witness in many court proceedings, and being a speaker at industry events including NIC, ASHA and Argentum.
Colleen H. Blumenthal, MAI, has been appraising real estate and consulting owners and investors for over 30 years, specializing in seniors housing and healthcare since 1992. She has developed HealthTrust’s agency (offering both appraisal and consultant reports) and HUD platforms.
In addition to her duties as the Chief Operating Officer of HealthTrust, she has served as the task force lead on the American Seniors Housing Association’s State of Seniors Housing for the last 15 years; is a member of ULI’s Senior Housing Council; speaks regularly on the seniors housing industry and valuation; coordinated research and written studies with the American Seniors Housing Association and other seniors housing organizations; and has authored several seminars and white papers on seniors housing and care properties.
Samantha Medred, MAI, is CFO at HealthTrust based out of Sarasota, Florida. She holds a BS in Civil Engineering, graduating with honors, from Florida State University and holds a certified general appraiser license in several states. Ms. Medred made the transition into appraising real estate when she began her career at HealthTrust in 2013. Since this time, she has completed more than 1,000 specialized senior housing and healthcare appraisals and obtained an MAI designation from the appraisal institute.
Ms. Medred manages the Sarasota office, supervising the day-to-day production, staff recruitment and training, and is responsible for property inspections and valuation. Since 2017 she has served as a task force member on the American Seniors Housing Association’s State of Seniors Housing. She is also a member of the Future Leaders Council for The National Investment Center for Seniors Housing & Care (NIC).
Mr. Salinas is a Partner with HealthTrust and leads operations in the Los Angeles office. A 35-year real estate veteran beginning his career in valuation for municipal tax assessments in cities and townships throughout New England, shifting to valuation of healthcare and seniors housing by opening the firm’s Boston office in 1994. After the firm’s acquisition by PriceWaterhouseCoopers (“PwC”) in 1999, he was named CCRC Product Leader for PwC’s Healthcare Valuation Practice, an industry sub-niche Salinas is currently known as a nationally recognized expert. Salinas presently focuses on CCRC valuation and feasibility analysis, fair market value estimates for corporate tax reporting, provides litigation support throughout the U.S. and is a State-Certified General Appraiser in 40 states.
Salinas has appraised and supervised the development of over 1,500 CCRC assignments, qualifying as an expert witness in United States District Courts as well as State Superior & Municipal Courts. CCRC related speaking opportunities have included “CCRCs – Product Overview & Valuation Techniques”, “Global Market Correction; Healthcare, Senior Housing & CCRC Market Trends”, and Irving Levin’s Senior Care Investor – The Merger & Acquisition Report WEBCAST Expert Panel Series “CCRCs: Buying, Selling & Valuing”.
A graduate of Wentworth Institute of Technology in Boston majoring in Building Construction, he is a designated member of the Appraisal Institute (MAI), American Society of Appraisers (ASA) and the Royal Institution of Chartered Surveyors (MRICS). Mr. Salinas continues to support the appraisal industry and senior living sector as a member of LeadingAge, served a 5-year term on Urban Land Institute’s (ULI) Senior Housing Council and is an acting Candidate Advisor for the Appraisal Institute Membership program for the MAI Designation.
Ilya N. Gaev began his appraisal career in 2003 following graduation with BSBA in Finance from University of Florida. Mr. Gaev started specializing in commercial property including medical office, healthcare, industrial facilities, residential/commercial subdivisions, and various retail projects. By 2010, Mr. Gaev has obtained the Appraisal Institute MAI designation and became a Managing Director of Hettema Saba Valuation Advisory Services expanding the scope of the assignments to litigation support, expert witness testimony, and complex special use projects.
In 2013, Mr. Gaev joined HealthTrust, LLC providing valuation and consulting services for a broad spectrum of healthcare and seniors housing properties. Taking over management of the Boston office in 2014, Mr. Gaev oversees the Boston team managing production of healthcare appraisal, market and feasibility studies in the most active region in the country. Mr. Gaev brings over 19 years of appraisal/consulting experience, Certified General certifications in multiple states, a vast knowledge of appraisal practice and theory, and a dynamic vision of growth for the company.
